It offers a different kind of tradeoff: less house to manage in some cases, but far more lifestyle built into the community. Let’s dive in.
Compass Pointe is a gated community in Leland in Brunswick County, about 10 minutes west of historic downtown Wilmington. It is also about 25 minutes from Wrightsville and Carolina beaches, and around 15 minutes from Wilmington International Airport and Novant Health New Hanover Regional Medical Center.
That location matters if you want access to Wilmington and the coast without living in the middle of downtown traffic. For many downsizers, that balance is a big part of the appeal. You stay connected to the region while enjoying a more tucked-away setting.
Compass Pointe is built around a resort-style lifestyle. The community highlights a Grand Lanai resort pool and bar, indoor pool, lazy river, wellness center and spa, canoe and kayak launch, golf cart paths, pickleball and tennis courts, a dog park, and more than 100 clubs and classes.
That mix can be attractive if you want your next home to support how you spend your time, not just where you sleep. In practical terms, many buyers are not simply looking for less square footage. They are looking for fewer chores and more ways to stay active and connected.
One of the biggest strengths of Compass Pointe is that downsizing does not mean one fixed home type. The community offers custom homes, patio homes, and villas. Current floor plans start at 1,442 square feet and go well beyond 3,000 square feet.

The Pointe Village is positioned as a low-maintenance, cottage-like neighborhood with easy access to amenities and future village shoppes. Some current listings also note that certain homes include lawn care, exterior maintenance, irrigation, gated security, and full amenity access.
If your goal is to cut back on weekend chores, this matters just as much as the home’s size. Before choosing a home, it is smart to ask exactly what the dues cover in that specific neighborhood.
Compass Pointe is not positioned as an entry-level community. According to the 2025 fact sheet, homesites begin in the $200s and home packages begin in the high $500s.
Current official listings show active homes from $419,000 to $1.199 million and lots from $237,000 to $450,000. That is a wide range, which means your budget may stretch differently depending on the lot, home size, finishes, and whether you choose a resale, villa, or custom build opportunity.
For downsizers, this is worth framing the right way. Sometimes downsizing lowers your maintenance more than it lowers your overall housing costs. If your priority is lifestyle, amenities, and convenience, that may be the right tradeoff. If your top goal is the lowest monthly carrying cost, you may want to compare Compass Pointe carefully with other nearby options.
The real decision is not just, “Can I live here?” It is, “Do I want this kind of daily life?” Compass Pointe has a strong golf, club, wellness, and recreation identity.
Community amenities include Cardinal Lake with canoe and kayak launch, a dog park, pools, and golf cart paths. Club member amenities also include a private 18-hole golf course, clubhouse dining, pro shop, fitness center, members-only pool and bar, and event space.
The Pointe Wellness Center and Spa spans 7,000 square feet and offers fitness equipment, classes, sauna, steam room, and massage services. If you want a home base that makes it easy to stay social and active, that can be a meaningful value.
If, on the other hand, you are looking for the smallest possible footprint or a community where most shopping and dining are already fully built into the neighborhood, Compass Pointe may feel less ideal. Its future village shoppes are still planned, not fully in place today.
Downsizers in the greater Wilmington area often compare Compass Pointe with Brunswick Forest and Riverlights. Each offers a different next-step lifestyle.
Brunswick Forest is another master-planned option in Leland. Its current sales information points to trails, fitness, pools, golf, kayaking, tennis and pickleball, plus a town center.
Move-in-ready homes there run from the mid $300s to $800s, land and home packages begin in the mid $300s, and homesites begin in the $80s. Compared with Compass Pointe, Brunswick Forest appears to offer a broader price ladder and more product variety, while Compass Pointe leans more heavily into a resort and golf-centered identity.
If you want a wider range of entry points, Brunswick Forest may deserve a closer look. If you want a more defined club-style atmosphere, Compass Pointe may feel like the better match.
Riverlights offers a different setting in Wilmington. It is a waterfront community with 8 miles of trails, a 38-acre lake, Marina Village, the Lakehouse, and the newer Riverhouse amenity.
Its Del Webb 55+ neighborhood is sold out, but the broader community still offers low-maintenance and single-story options, with The Haven starting from the low $400s. If you want closer access to downtown Wilmington and a more walkable waterfront feel, Riverlights may stand out.
If you prefer a more secluded mainland setting with a stronger golf-club identity, Compass Pointe is likely the better fit. The choice often comes down to whether you want a resort-style inland community or a more waterfront-oriented Wilmington lifestyle.
