If you buy a home on the golf course at Compass Pointe, who do you actually call to book a tee time? The answer surprises a lot of buyers, because the course sitting inside those gates is not a neighborhood amenity in the way the pool or the dog park is. It is a separate, privately owned business, and since December 2024 it has been owned by a company that operates 50 golf and country clubs across the country.
That single fact explains more about buying into Compass Pointe than any median price you'll find on a portal search.
Compass Pointe's Master HOA pays for the gates, the guard-gated entrance, common-area landscaping, the resort-style pool complex known as the Grand Lanai with its lazy river, the tennis and pickleball courts, and the dog park. That's a real list of amenities and it's genuinely included in your dues.
Golf is not on that list. Neither is the indoor pool, and depending on the section, neither is the fitness center most people picture when they think "resort lifestyle." Those are separate from the Master HOA amenities; access is through club memberships sold and priced by the company that owns the course, not the HOA that governs your street.
The club's own bylaws spell this out in language that leaves no room for interpretation. There are three membership categories, and only one of them includes golf:
Initiation fees, dues, and food and beverage minimums for every one of those tiers are set "in its sole discretion" by the Owner, according to the same document, and can be revised at any time.
The Owner is Heritage Golf Group, a Virginia-based company that manages private country clubs and daily-fee courses nationwide. In December 2024, Heritage acquired both Compass Pointe Golf Club and its sister course, Magnolia Greens Golf Club, from Renaissance Golf Group, which had owned the two courses since 2018, when it bought them for $2.97 million. The Compass Pointe and Magnolia Greens deals were Heritage's seventh and eighth acquisitions that year, bringing its total to 41 clubs nationwide at the time.
Heritage hasn't slowed down since. By its own count, the company has grown from six clubs in 2020 to 50 clubs by September 2026, with acquisitions in Florida, Tennessee, Virginia and Charlotte added just this year. In a December 2024 WilmingtonBiz report, Andy Miller, a founding partner and chief revenue officer at Heritage, framed the Leland purchase as a bet on regional growth: "We recognize that the Wilmington, North Carolina area is a rapidly growing market driven by an attractive lifestyle."
Heritage has invested real capital since taking over, including the 15,000-square-foot clubhouse and a new 20th Hole Sports Lounge. The point for a buyer is simpler: the golf course is priced and governed by a national operator with clubs in fifteen states, separately from the HOA. Membership dues and initiation fees are set by the club's owner.
The Master HOA dues themselves aren't one number either. Published estimates put Compass Pointe's annual dues anywhere from roughly $2,500 to more than $7,000 a year, and the spread comes down to what section you're in.
| Section type | What's typically included | Relative dues |
|---|---|---|
| Custom estate lots (e.g., Highland Forest) | Gate, common areas, pool access | Lower, owner handles own lawn care |
| Standard single-family sections | Gate, common areas, pool access | Mid-range |
| Villas and patio homes (e.g., Heron Park, Eagle Terrace) | Lawn care, irrigation, and often insurance bundled in | Higher, sometimes with an added $180 to $250 a month for lawn and irrigation service |
Neither end of that range includes the golf membership. A buyer comparing a custom lot on the course to a maintenance-included villa two streets over isn't just comparing square footage. They're comparing two different service bundles within the community, and neither one includes golf access without a separate membership.
Anyone who searches "Compass Pointe homes for sale" across a few different sites this year has probably noticed the numbers don't agree with each other, and it isn't a data error.
One portal search covering listings as of July 2026 showed 63 active listings with a median list price of $695,000 and an average of 84 days on market. A separate search filtered to land and lot listings showed a median sale price of just $267,500 in May 2026, with homes taking an average of 325 days to sell. A third search, filtered to finished houses with two or more bedrooms, showed a median sale price of $845,000 in June 2026, down 4.9 percent year over year, with days on market actually tightening to 32 days from 42 the year before.
Those three numbers describe three different products. The land search is pulling in raw homesites priced in the $250,000 to $295,000 range, which drags the median down and the days-on-market way up, since vacant lots sit far longer than finished homes. The finished-house search is pulling in custom and semi-custom homes on the golf course and in the newer sections, which is why that median lands closer to $850,000. A single "Compass Pointe median price" doesn't exist. It depends entirely on what's being counted.
Complicating the picture further, "Compass Pointe" isn't only the gated single-family and villa community. In 2023, a 268-unit rental community called The Village at Compass Pointe secured $62 million in construction financing from Dwight Mortgage Trust. The project, developed by SR Real Estate Partners and Circle Squared Alternative Investments, sits on a 25-acre site and includes 140 single-family rental townhomes plus 128 apartments across two four-story elevator buildings.
That's a distinct rental product carrying the Compass Pointe name, built for renters rather than owners. If you're comparing prices, tax records, or even just Google results under "Compass Pointe," it's worth confirming whether what you're looking at sits inside the gated, HOA-governed section or in this separate rental development next door.
None of this is a reason to avoid Compass Pointe. The Master HOA amenities are real, the golf course is well regarded, and Heritage's recent investment in the clubhouse suggests the company sees long-term value in the property. The point is narrower: don't assume a single number, whether it's the HOA due, the median price, or "the amenities," describes the whole community. Ask which membership tier, if any, comes bundled with a specific listing. Ask whether the section's dues include lawn care and irrigation or just common-area maintenance. Ask whether the comps you're looking at are homes for sale or rental units next door wearing the same name.
Does buying a home in Compass Pointe include a golf membership? No. HOA dues cover the Master Association's amenities, gate, and common areas. Golf access requires a separate Traditional Golf Membership sold directly by Heritage Golf Group, priced and structured at the company's discretion.
Are the homes in The Village at Compass Pointe part of the same HOA as the single-family section? The Village at Compass Pointe is a separate 268-unit rental community built on its own 25-acre site. Buyers should confirm with a listing's specifics whether a property sits within the gated, owner-occupied HOA or is part of this distinct rental development.
Why do HOA dues vary so much between different parts of Compass Pointe? Dues scale with what's bundled in. Custom-lot sections where owners handle their own landscaping run lower, while villa and patio-home sections that include lawn care, irrigation, and sometimes insurance in the monthly assessment run considerably higher, on top of whatever a golf membership costs separately.
